The Property
It is rare to find a house with such a combination of lovely period Victorian features, four double bedrooms, a quiet location and yet still part of a community. The high ceilings, large feature windows and grand scale of the property make it a perfect place for entertaining but there is also plenty of room for a growing family. Situated in Winchfield Court, it also has its own private garden, the communal courtyard gardens, a double garage and further parking.

As soon as you walk through the large black front door into the spacious stone floored entrance halland dining room, you know this house is special. The ground and first floor both have 12 foot high ceilings and the windows are in similar proportions, creating a bright, spacious home throughout.

The kitchen has a large sash window with fitted units and a dining area as well. It features a Neff double oven, gas hob and freestanding dishwasher, fridge and fridge/freezer.

The reception room is a beautiful place to relax with friends and family and measures 24 feet by 18 feet. There is a feature fireplace for the Autumn and Winter evenings and the large French doors which are almost floor to ceiling open out into the garden on those warm summer days. It benefits from Karndean wooden flooring which really compliments the room.

There is also a downstairs cloakroom where the washer drier is fitted and a very useful large understairs cupboard.

On the first floor, the same grand feel of the house continues with the same ceiling heights and large sash windows. There are four large double bedrooms all of which have high built in wardrobes providing plenty of storage. The main bedroom has an ensuite shower room and there is a further family bathroom.

Outside there is a private rear garden with paved areas, a lawn and a pergola. There is access out onto the attractive courtyard gardens which are a feature of Winchfield Court. They provide a safe, quiet play area for children to enjoy and residents to get together socially as well.

Winchfield Court also benefits from fibre broadband installed to the front door.

The Location
Winchfield Court is small residential development in in the quiet Hampshire village of Winchfield. Formerly Winchfield Hospital, the buildings have their origins in the nineteenth century and were converted to residential use in 1986, preserving many of the original architectural features.

The Village
Winchfield dates back to the Magna Carta and is now a quiet rural village on the edge of the larger village of Hartley Wintney which offers an active High Street with a broad range of privately owned boutique shops. These include restaurants, cafés, delis, pubs, organic food and wine merchants, beauticians, clothing, arts and antique outlets. There is also a Tesco, Doctor’s surgery, Dentist, Post Office, dry cleaners and Pharmacy.

The village has at its heart the historic Hartley Wintney Cricket Club, which dates back to 1770 and is believed to be the oldest permanently played cricket ground in England. There is also a golf club and numerous other sporting and recreational societies, which contribute to the village’s sense of community. More extensive shopping can be found in nearby Fleet, Basingstoke or Camberley.

Transport
Local and regional transport communications are excellent with junctions 4a and 5 of the M3 being a
short drive and nearby Winchfield station provides fast and regular services to London Waterloo and
Clapham Junction.
