Perched on a hill within an exclusive cul-de-sac development of unique properties, overlooking Loch Earn and surrounded by scenic rolling hills, this fantastic detached villa boasts four en-suite double bedrooms, a number of versatile reception areas, and mostly neutral interiors, plus a patio terrace, a private garden, an integral double garage, and a large driveway. The home represents an outstanding family home, or alternatively, could be utilised as a holiday let.
From the driveway, a set of stairs takes you to a gated patio terrace, which leads to the front door. A practical entrance vestibule welcomes you inside and affords access to an airy hall with a handy WC, enjoying neutral décor and a plush fitted carpet: features prevalent throughout the majority of the home. On your left, double doors open into a wonderfully bright and spacious, dual-aspect living room. Centred around a striking wood-burning stove, this neutrally-decorated, carpeted reception area offers plenty of space for various lounge furniture layouts and boasts wonderful views of the loch and the hills through French doors which afford access to the terrace. Across the hall, a dining kitchen awaits and enjoys similar proportions, views, and terrace access, offering a second ideal space for everyday family life and entertaining alike. Here, a selection of lightly-toned wood-styled cabinets, including a central breakfasting island, is accompanied by wood- and granite-inspired worktops and splashback panelling. An impressive Range cooker is neatly housed within the cabinets and paired with an integrated extractor hood, whilst space is provided for an American-style fridge/freezer and an adjoining utility room (with further cabinets and external and garage access) offers a discrete laundry area. Plenty of room is provided in the kitchen for a causal dining area or comfortable seating. Also located on the ground floor are a formal dining room, the perfect space for sit down meals and entertaining, and the first of four double bedrooms, with an en-suite bathroom and handy built-in storage.
From the hall, a carpeted staircase leads to a first-floor landing with storage and loft access, which in turn affords access to the three remaining double bedrooms, which all, like the ground-floor bedroom, boast their own en-suites and generous built-in wardrobes. One of the en-suites is a shower room and the remaining two are four-piece bathrooms. The two largest dual-aspect rooms, including the master, share the homes enviable outlook encompassing the loch and the surrounding hills, whilst the remaining bedroom overlooks the rear garden. The home is efficiently heated by an oil-fired central heating system (with Heatmiser smart controls) and benefits from double-glazed windows throughout. A security system with remotely-accessible cameras is also included.
Externally, in addition to the front patio terrace, the villa is accompanied by a rear garden with a lawned area, a raised patio, and a charming sheltered seating area. Excellent private parking is provided by a generous mono-block driveway for several cars, leading to an integral double garage. There is also a void above the garage which offers potential for future development, subject to planning permission.
Extras: All fitted floor coverings, window blinds, light fittings, and cooker to be included in the sale. The American-style fridge/freezer, washing machine, and all furniture is available by separate negotiation.

Lochearnhead is on the north side of Loch Earn, within the Loch Lomond and the Trossachs National Park. It has an active community with a hotel, marina, village hall and a local shop and post office. Lochearnhead attracts many visitors who come to the area to enjoy water sports on the loch, climb Ben Vorlich or simply to enjoy the scenery, for example the historic village of Balquidder (seven miles), famous for its connections with Rob Roy. Lochearnhead is a gateway to many more spectacular hills and lochs of the west highlands, where the opportunities for outdoor activities are endless.
Comrie and Crieff both have a selection of independent shops and professional services. Crieff has primary and secondary schooling at its Community Campus as well as two private schools: Ardvreck Preparatory School and Morrisons Academy. There is primary schooling closer to Lochearnhead at Strathyre, Comrie and Killin. Perth, meanwhile, has a comprehensive range of high street shops, professional services and cultural opportunities with its concert hall, galleries and cinema.
Lochearnhead is within easy reach of the motorway network at Perth, Dunblane or Stirling, enabling quick access to Edinburgh and Glasgow and their airports.
