West Wittering is a pretty village on the south coast of West Sussex, benefitting from a natural and unspoiled Blue Flag sandy beach, offering wonderful walks and views of Chichester Harbour and the South Downs beyond. There is a strong community and with East Wittering there is a good selection of shops, restaurants, and bars. Anyone enjoying water sports is spoilt for choice with many excellent facilities, including marinas, close by. This attractive detached property is located on one of the best roads in West Wittering on a private estate and has been extensively re-modeled over the last couple of years to provide well-laid-out accommodation finished to a high standard and offering front and rear private gardens containing a hot tub, gym, infrared sauna and ample outdoor recreational space.

The three-story house comprises 3000 sqft and is approached through a gated entrance with a drive for parking several cars. On entering through the front door there is a sense of light, space and flow from the hall, with attractive timber plank flooring, leading the visitor through to the well-equipped kitchen with orangery and rear garden beyond.

The modern kitchen comprises a tiled floor and a range of floor, wall, and full-height cupboards, granite worksurfaces, a double oven Rangemaster, a built-in combi microwave, steam and oven, and warming drawers, an island unit with a double sink and a filtered tap comprising normal hot and cold and boiling water. From the hall you have solid oak flooring that continues to two reception rooms, one used as a cinema room, and the larger formal lounge has an attractive contemporary electric fire and double doors at each end of the room leading onto the front and rear gardens. There is also a cloakroom with a double-glazed window.

The staircase serving the first and second floors has contemporary timber balustrades with attractive glazed panels. Both first-floor and second-floor landings are spacious and flooded with natural light.
