PART EXCHANGE AVAILABLE

Fully-modernised and upgraded, this traditional four-bedroom end-terrace cottage in the picturesque village of Lamlash is presented in immaculate condition with generous accommodation, off-street parking, and extensive gardens. It is an exclusive property, providing a luxury lifestyle in truly sublime surroundings; furthermore, it boasts an elevated position framed by dramatic mountains to the north and breath-taking coastal views to the south, capturing Holy Island and the golden beach (which is just a stone's throw away). Ideal as a family home, it is also a fantastic investment opportunity for holiday letting, with a potentially lucrative rent of £665 to £1020 per week.

Brimming with charm and instant kerb appeal, the door to Gask Cottage (nestled behind a beautiful front garden) opens into a fabulous reception hall with under-stair storage. The pristine welcome is defined by crisp white décor and luxury Karndean flooring, which flows to the right into the south-facing living/dining room. Here, the neutral styling continues for an airy ambience that is bolstered by the generous floorplan, incorporating room for comfortable lounge furniture, a family dining table, and a log-burning stove for cosy evenings. A glazed door leads to a modern conservatory that sees sunlight throughout the entire day and divine coastal views for added peace and tranquillity. French doors also flow onto the garden for summer get-togethers. If desired, a much larger conservatory could replace the existing one (subject to planning permission).

The modern kitchen, meanwhile, has an inviting atmosphere with dual-aspect glazing and a skylight. Fitted with white cabinets and solid quartz worktops, it has a sophisticated quality and a range of integrated appliances (ceramic hob, electric oven, fridge, and dishwasher). Handily, a well-appointed utility room is adjacent, with space for a washer and fridge-freezer. There is also a very generous king-size bedroom on this level, with snug carpeting and delightful two-tone styling (white, with a light blue trim) separated by a picture rail. With a built-in wardrobe, the room has floor space for relaxed seating and a desk for working from home. In addition, it has a lavish feature fireplace with a timber mantelpiece and polished black hearth. A partially-tiled bathroom in white, with suave mosaic detailing, completes the ground floor accommodation, providing a contemporary three-piece suite.

Upstairs, a landing (illuminated by a skylight) flows into three bedrooms with neutral décor and plush fitted carpets for comfort. The second and third bedrooms (both with built-in wardrobes) are good-size doubles, with the fourth bedroom being a comfortable single room. All three boast stunning seaside views. Finally, a bright three-piece shower room, with a double walk-in shower enclosure, is presented to the same high standards as the ground floor bathroom. An efficient oil central heating system and double glazing throughout ensure year round comfort.

Outside, a wraparound garden is beautifully landscaped enclosed behind a charming low-wall, offering a south-facing lawn, colourful flowerbeds, two sheds for storage, a drying green, and a stone terrace for alfresco dining. In front of the home, there is also an extensive private lawn (known as The Paddock), which belongs to the property and is perfect for playing children, pets, and soaking up the sublime surroundings. Lastly, the property has a private bay for off-street parking for two cars.

Extras: included in the sale are all fitted floor and window coverings, light fittings, integrated kitchen appliances, and two garden sheds. Some additional furnishings are available by separate negotiation.

Location Text

This fantastic cottage is situated in an elevated position, in the relaxed, coastal village of Lamlash, which lies on the eastern aspect of the Isle of Arran, a popular island off the west coast of Scotland. The village of Lamlash has two hotels (The Glenisle & Lamlash Bay Hotel), two pubs (The Pierhead Tavern (PHT) & The Drift Inn), a local church, a newsagents, a chemist, medical centre, the only hospital on the island and the refurbished Co-op. Brodick, Arran's main town, has two larger Co-Op supermarkets and a full range of professional services. Brodick is the port from which regular sailings throughout the day, serviced by Caledonian MacBrayne, lead to the mainland at Ardrossan. Commuters and travellers now benefit from Road Equivalent Tarrif (RET) ferry fares, which are substantially lower than before. Ardrossan has a main line rail station, with trains to Glasgow that connect with the ferry times, and is approximately 30 miles from Glasgow City Centre. Prestwick International Airport is 16 miles to the south of Ardrossan, with Glasgow International Airport 24 miles east of Ardrossan. The Primary school, nursery and the only High School and Gym Campus are situated within walking distance and further Primary schooling is available in Corrie, Brodick and Whiting Bay. A frequent bus service runs around and across the island and, at Lochranza, there is the ferry terminus that allows quick access to the stunning West of Scotland via Claonaig. Kintyre here we come!
