The property has two entrances both to the side of the property. The first leads into a hallway that links the three bedrooms and bathroom to the kitchen, and the second leads through a small porch into the living room.
The living room is light and bright with triple windows and a double door that opens on to the patio. It is a good-sized L-shaped room with both radiator and gas fire. It is conveniently situated with direct access to the kitchen, and has, off the neighbouring porch, a second W/C. It is separated from the sleeping quarters by the kitchen, making it work well when different members of the family want to go to bed at different times. It also opens straight onto the patio that overlooks the garden which is ideal when it is time for a family BBQ.
The kitchen is also well lit with both a double and single window looking to the side of the property. There is plenty of work surface and storage space, an integrated oven and hob, a large fridge-freezer and washing machine. It has bright, cheerful tiles and a door (leading to the back hallway) with a colourful panelled window. The three bedrooms are located off the back hallway and have the same panelled windows in their doors. There is also a family shower-room, and a door leading to the side of the property.
The property has a good amount of outside space. There is a walled patio directly off the living room and stairs from this lead down to a lawned area bordered by mature shrubs and plants. Further beyond this lawn, is even more outside space: currently paved and gravelled and housing two sheds and greenhouse! To the front of the house is a gravelled area with parking for several cars. The property has gas central heating.
Topsham is a quirky and interesting place to live, it is well connected, well supplied with amenities and offers a maritime feel, with stunning views over the Exe estuary and plenty of places for riverside walks (especially glorious in the sunset!).
Once an ancient port, Topsham has a very special character with a range of independent shops, cafes, pubs and well-regarded restaurants. It has an Ofsted-good-rated school, a doctor’s surgery, a butcher's and a Co-op supermarket. Varied and interesting,
Topsham has a lot of things that make it different: its own museum; 17th Century Dutch-style buildings on the Strand; an outdoor swimming pool; sailing club; tennis courts and bowling green, and it provides opportunities for boating, cycling or bird-watching at the nearby bowling green marsh nature reserve. It has its own passenger Ferry to the other side of the Exe for walks and/or a pub lunch and you can get a cruise down the Exe to Exmouth. It even has its own food festival!
Topsham is approximately 4 miles outside of Exeter and very well connected: M5 junction 30 is 2.5 miles away. Topsham has its own train station linking it in one direction to Exmouth (and the seaside) and in the other to Exeter St David’s and the national rail network to London (Paddington or Waterloo), the Midlands and North of England. The South West coast on either side of the Exe is in easy range, with Exmouth, Budleigh Salterton, Dawlish, Teignmouth and Sidmouth all within 15 miles.
The property is well located within Topsham, 0.3 miles from the start of Fore Street (Topsham’s primary street of shops), 0.5 miles from Topsham Train Station and 0.8 miles from the Admiral Way bus stop and its regular buses to central Exeter. Exeter Airport is only 6 miles away.
