Property Details
The property is approached along a low-hedged path that leads past the gardens of the adjoining houses and has lovely views over fields in front and to the right. The front door of the property opens into a hall with stairs to the first floor directly in front and the sitting room to the right and the kitchen and way through to the garden to the left. The front room of the house is spacious with a central fireplace (and back boiler) and windows to both sides providing views to the front and back gardens. The kitchen also has views looking out over the gardens and fields to the village and provides ample work surface space and storage. From the kitchen a door leads through to a back hall from which a storage cupboard/larder, family bathroom and the door to the rear garden are accessed. Upstairs there are three bedrooms, the largest of which is especially spacious it has fitted wardrobes and windows opening on to the front gardens and over the fields to Ide. The second bedroom also has garden and field views and a separate enclosed cupboard. The final room looks over the back garden.
The property has both front and back gardens with side access between them. The front garden is in two areas: a smaller fenced and hedged area near the house, with a short garden path leading to the property’s front door and a second, longer garden, backing onto fields and accessed from the other side of the path shared with the adjacent properties. The rear garden is also a good-sized space with areas of paving and lawn; it currently houses two garden sheds and a greenhouse. Internally, the property is in need of modernisation, but this will pose an exciting opportunity for the new owners to make the place their own, whilst benefitting from its excellent location in lovely, rural Ide.

Situation

Ide is a charming historic village which has maintained its independent character despite its proximity to Exeter. Excellently located for access to the city and beyond, Exeter City centre is less than 2.5 miles away and the A30 (to Dartmoor and Cornwall to the West and the M5 and A303 to London to the East) is directly accessible from just outside Ide. The village itself has a busy community shop and post office, primary school (with nursery), playground, hairdressers, two public houses (the Huntsman and the Poacher’s Inns), a church, a chapel and a village hall. There is a vibrant community including singing groups, concerts, folk groups, pub quizzes, a range of sports teams (including netball and tennis – despite the lack of courts!) and a mother’s union baby and toddler group. The village is also brilliantly situated for lovely walks through the surrounding countryside (with scenic views over Exeter and Haldon Forest) or gentle rambles through the village streets (including the charming College Lane, set alongside one of the longest fords in the country).
Located close to Exeter, Ide is on a number of local bus routes connecting it to the City. National rail services are available from Exeter St. Davids (or Central) from which both Paddington or Waterloo lines are available. Exeter Airport is 20 miles away and Bristol Airport can be easily accessed from the M5.
